YOU: That makes sense — a lot of people are interested in properties like yours. Can I ask — what's held you back from accepting one of those offers so far?
This question is gold. If they haven't accepted another offer, there's a reason. That reason is your opening.
Common Reasons They Haven't Accepted Yet
- The other buyers are using financing (slow and uncertain)
- The price wasn't quite right
- They didn't trust the other buyer
- The terms were complicated
- They needed more time
Differentiate Your Offer
Position yourself against the competition without attacking them:
YOU: Here's what I can offer that most buyers can't: a guaranteed cash close with no financing contingency. That means once we shake hands, we're not waiting on a bank, an appraisal, or an inspector to say something's wrong. What you see is what you get. Does that change the equation at all?
The Best Offer Is Not Always the Highest Offer
Remind sellers of this truth:
YOU: In my experience, a lower cash offer often beats a higher financed offer because of the certainty. A buyer that offers you $10k more and then falls through at closing cost you months and money. I'd rather give you a number I can absolutely guarantee.
Creating Urgency Without Pressure
YOU: I can hold this offer open until [specific date/time]. After that, I may have committed those funds elsewhere. I want to make sure you have time to decide, but I also want to be transparent about my timeline.
