The Offer Framework
An effective offer has 5 components: the number, the terms, the timeline, the simplicity promise, and the call to action.
1. The Number
Always present your number confidently. Hedging language ('I was thinking maybe around...') signals uncertainty and invites negotiation from a weak position.
YOU: Based on everything you've shared and the condition of the property, I can offer you $[X].
2. The Terms
Explain what the seller gets, not just what you're paying:
YOU: That's a cash offer — no financing, no appraisal, no surprises. The money hits your account at closing.
3. The Timeline
Give them options — sellers who feel in control are more likely to accept:
YOU: We can close as fast as 10 days, or if you need more time to arrange your move, we can push to 30 or 45 days. What works best for you?
4. The Simplicity Promise
Remove every perceived burden:
YOU: You don't need to clean out the property, make any repairs, or deal with showings. We handle all of it.
5. The Call to Action
Always ask for a decision or a next step after presenting an offer:
YOU: Does this feel like something we can move forward with, or do you have questions before you decide?
The Offer in One Paragraph
Put it all together:
YOU: Based on everything you've shared, I can offer you $[X] — cash, no financing, no repairs needed on your end. We can close in as little as 10 days or work around your timeline. You keep whatever you want and leave the rest. Does that sound like something we could make work?
Handling Silence After the Offer
After you say your number, be quiet. Do not fill the silence with backtracking or justifications. Let the seller process. The first person to speak after an offer loses negotiating leverage.
💡 Pro Tip: Count to 10 slowly in your head. The silence will feel long to you. It's completely normal for the seller.
