What they need to hear:
- Fast close (7–14 days if possible)
- Cash offer with no financing contingencies
- You handle all the paperwork

2. Life Event (Divorce, Death, Relocation)
These sellers are dealing with emotional circumstances. They want someone they can trust to handle the transaction professionally and with sensitivity.
What they need to hear:
- Empathy first, business second
- Simplicity and ease
- Confidentiality
